Frequently asked questions
We generally prefer a credit score of 650 or higher. Credit is only one factor we may consider; rental history, verifiable income, and other lawful screening information may also be reviewed. A 650 score does not guarantee approval, and a lower score does not mean automatic denial.
It depends on the home. At most of our properties, Buena Vista pays water and trash pickup, while the resident pays gas and electricity. Each vacancy listing shows the arrangement for that specific unit.
The deposit is shown in the vacancy listing when available. The amount may vary by home and will be confirmed before a lease is signed.
The application button appears only on an active vacancy after the monthly rent has been posted. The property, unit, and rent are then added to the application automatically.
There is no charge to submit the online application. If we begin screening it, we may request a $35 screening fee per applicant. An itemized receipt will be provided, and the fee will be handled under California law, including any required refund.
Have identification, contact information, housing history, the income sources you want considered, and references ready. Supporting documents may be requested during review. Property-specific requirements can vary.
We accept lawful sources of income, including rental assistance. For certain government subsidy programs, you may ask to have financial eligibility supported by permitted documents instead of a credit report.
